A new gated subdivision is coming to the south side of Old Drakes Creek Road in Hendersonville, Tennessee. On Oct. 13 the Hendersonville Board of Mayor and Aldermen voted unanimously to annex the 32.80-acre property at 1765 Avant Lane into the city and, on second reading, to rezone it for the Avelyn subdivision, according to the meeting minutes. The Hendersonville Planning Commission had recommended the plan on August 4, 2026.
What Avelyn will be
The land was zoned rural residential in Sumner County. It is now a city planned development (SR-1-PD). The staff report in the board's agenda packet describes:
- 36 single-family detached home lots on 32.80 acres, a density of about one home per acre
- minimum lots of 16,000 square feet, with every home for sale, not rent
- homes from 2,400 square feet to more than 3,200 square feet, each with at least three bedrooms and a two-car garage
- masonry and cement board exteriors
- an 8-foot multi-use path on lots 1 and 2 tying into the path in neighboring Durham Farms along Avant Lane
The site sits between Durham Farms to the east and the city's rugby fields to the south.

The development plan notes an impact fee of $6,000 per lot, due when each building permit is issued. That is the single-family rate Hendersonville adopted earlier this year, WSMV reported, with two-thirds of the money going to road improvements and one-third to parks. Multi-family units pay $5,500.
Before the final vote, aldermen amended the plan to say the city will not handle waste and limb pickup inside the gated neighborhood; homeowners will be responsible for it.
Permits are slowing
The same night, the city's monthly report to the board showed building activity cooling. Commercial permits were down approximately 30%, and residential permitting continued to decline compared with the prior two years. No residential projects were approved through the planning commission during that reporting period, though combined sales tax and permit revenue were up 2.7%.
Forest Park townhomes on tonight's agenda
The Hendersonville Planning Commission meets tonight with more residential work on its consent agenda, according to the agenda: a site plan for the Forest Park Phase 1 Villas & Townhomes and a final plat for Forest Park Phase 1 Section 4 on Norman Way. A site plan for a project called Truce on East Main Street is also on the list.
