Amwins' SouthPark Headquarters Tower Gets Its Building Permit

A core-and-shell permit dated Oct. 22 puts a $79.4 million value on Amwins' new headquarters tower at 4415 Sharon Road in Charlotte, North Carolina's SouthPark, the first permit value we've seen for the biggest office project under way in the neighborhood.

The new Amwins headquarters on Sharon Road in Charlotte's SouthPark now has its building permit. A core-and-shell permit dated Oct. 22 covers a "17 story type 1A core & shell office building" at 4415 Sharon Road, with a reported value of $79.4 million.

That's about twice the $39 million Amwins has put on the building, and two floors more than the 15 stories in news coverage. Permit values are estimates filed for review, not contract amounts, and no source we read squares the two figures.

Amwins bought the 4415 Sharon Road site, known as Sharon Station, from Childress Klein in December 2024 for $16.8 million, Connect CRE reported, citing the Charlotte Business Journal. The site has since been rezoned to allow buildings up to 225 feet tall, according to The Charlotte Ledger.

Work started in late May. Connect CRE reported then that six buildings on the site would come down. One of them held Baku, a restaurant that closed in March, and the Charlotte Observer reported in June that the building would be demolished that month. By August, the Ledger said site work was "well underway."

The Oct. 22 permit is for the building's core and shell. Its text is short, one line, and the value attached to it is the first dollar figure we've seen in the permit records for the tower.

What's going up

The plan calls for roughly 250,000 square feet: nine office floors set on top of six levels of parking, with a lobby and about 7,000 square feet of retail at street level, according to Connect CRE. The permit says 17 stories, while the coverage says 15. We couldn't confirm which count is final.

Amwins told the Business Journal the building should cost $39 million, Connect CRE reported in August. The permit's $79.4 million is a different measure, and neither source explains the gap.

Construction is expected to take 24 to 30 months. More than 500 Amwins employees are set to start moving in during the fourth quarter of 2028. They'll fill seven of the nine office floors at first, leaving room to grow.

The timing lines up with the company's lease. Amwins now rents about 106,000 square feet on six floors of Two Piedmont Town Center, about a mile away, and that lease runs out in November 2028, according to Connect CRE.

SouthPark is getting bigger buildings

SouthPark has long been a market of small offices, mostly 10,000 square feet or less, Ashley Fahey of The Charlotte Ledger told WFAE in August. "SouthPark's always been an office market," she said, and it's turning into a denser one.

Amwins isn't alone. Hines has plans for The Gallery SouthPark on Carnegie Boulevard: a 19-story office tower of about 250,000 square feet, near the 275-foot height the site was rezoned for, plus a 19-story building with 302 apartments, the Ledger reported. That office tower won't start until enough of it is preleased. TowneBank is preparing a larger regional headquarters on Carnegie, and JPMorganChase took 145,000 square feet at Piedmont Town Center.

Demand is there. JLL is tracking companies looking for close to 6 million square feet of office space across Charlotte, the most since before Covid, according to the Ledger. SouthPark holds 6% to 7% of the city's office space, yet about a quarter of those tenants are at least considering it.

Nationally, commercial groundbreakings fell 18.4% in September from August, according to Dodge Construction Network data reported by Construction Dive. An office tower with its owner as the main tenant is going up in Charlotte anyway.

With the core and shell permit in place, the tower can now rise from the site work under way since spring. The next permits to watch at 4415 Sharon Road are the interior build-outs for the office floors and the street-level retail.
